Essential Survey

Existing conditions documentation. A current-state baseline or simple record of existing lighting infrastructure — without the full compliance workup.

Our field team captures a complete fixture inventory on-site: type, quantity, mounting, control method, and condition. Every area is photographed and logged against your floorplan so you can verify anything after the fact.

Best for owners who need a clean record of what is actually installed before planning capital work, approving a tenant fit-out, or responding to a lender, buyer, or insurance request.

Compliance Survey

Everything in Essential, plus the detailed compliance analysis behind an LL88 filing — light power density calculations, controls review, sub-metering assessment, and deficiency identification.

We inspect the controls strategy in every surveyed area — occupancy sensing, daylight harvesting, scheduled time-of-day, manual override — and measure light power density against the applicable NYC energy code thresholds.

You receive a compliance narrative that maps directly to LL88 filing requirements, flags every deficiency with its code reference, and projects the energy reductions available under a compliant retrofit.

Tier 03

Project+ Survey

Full project-development package for buildings planning active retrofits. Everything in Compliance, plus controls strategy, budget support, and specifications-grade documentation to support bidding and procurement.

When a retrofit is already on the capital plan, Project+ replaces the usual back-and-forth between owner, engineer, and contractor. We deliver a document package your team (or ours) can send straight to vendors for pricing.

That includes fixture-level specifications, a preliminary bill of materials, a controls schedule, and budget-grade cost estimates — all tied to the same field data captured during the survey.

How long does a survey take?
Most lighting surveys take one to three days on-site, depending on building size and access. A typical mid-rise multifamily property is a single day; large Class A office towers or multi-building portfolios may take a week. We schedule around your building's needs and can work after-hours or overnight when occupancy requires it.
Do you need access to occupied units or tenant spaces?
For LL88 compliance, the focus is common areas and back-of-house — corridors, stairwells, mechanical rooms, garages, lobbies. We don't typically need to enter occupied residential units. Tenant office space access is coordinated with property management and tenants in advance.
What does a survey cost?
Pricing is based on property type, square footage, and survey tier. We quote fixed prices — no hourly billing, no surprise add-ons. Request a proposal and we'll come back with a number within 48 hours.
What happens after the report is delivered?
The report is yours to use however you need — file with DOB, share with your engineer, take to ownership for capital planning, or use as the basis for retrofit bidding. We're available to answer questions, attend board meetings, or coordinate with contractors. If you choose the Project+ tier, we stay engaged through procurement and installation planning.
