LuxNet grew out of more than a decade of hands-on work in NYC commercial lighting: walking buildings, counting fixtures, and producing the reports owners need for compliance filings and capital projects.
The hard part was never the survey itself. It was everything after: spreadsheets that lost track of which room a fixture lived in, photos stranded on phones, reports rebuilt from scratch whenever a building changed management.
So we built our own survey platform. Data captured on-site flows directly into reports, energy models, and compliance documentation without being re-keyed along the way.

Structured Survey Data
Surveyors capture structured data on purpose-built mobile tools. Every fixture, control, and photo is logged offline, tied to a specific area, and linked to the building record.
NYC Compliance
We work with Local Laws 84, 87, 88, and 97 every week. Reports are structured to meet DOB filing requirements.
Usable Deliverables
Reports go past documenting what exists. They include energy projections, savings estimates, and retrofit recommendations, all built from the measured field data.

LuxNet is run by a small group of surveyors, engineers, and software builders. The people doing the walk-through are the same people writing the report.
That keeps the feedback loop short. Field crews shape how the platform captures data, and edge cases get handled on-site instead of lost in a hand-off between departments.
